The Proposals

Our proposals would provide:

  • A new high-quality terraced industrial building providing around 8,296 sqm of modern employment space (Class B2/B8) across four flexible units. The sizes of the units proposed are approximately Unit 1 – 2,391 m², Unit 2 – 1,444 m², Unit 3 – 1,946 m², and Unit 4 – 2,451 m²
  • New office and mezzanine areas to support business operations
  • A design focused on energy efficiency and sustainability, targeting BREEAM Very Good or higher
  • Improved landscaping and urban greening to enhance the site’s appearance and biodiversity
  • Electric vehicle charging points and improved access for cyclists and pedestrians
  • Modern parking and servicing areas designed for safe and efficient operations
  • Better connections and a more attractive street frontage along Waxlow Road
  • A small flexible commercial space to activate the frontage

The Site

The site covers approximately 1.167 hectares and is located within the Park Royal West Place area, between the Grand Union Canal and Harlesden Station.

The existing warehouse unit is located on the southern half of the site, with parking and storage to the north. The site has one main access point via the entrance on the southern boundary, used by cars, HGVs and vans.

Environmental Measures

The new development has been designed to be energy-efficient and environmentally friendly. It will aim to meet high sustainability standards, including a BREEAM rating of Very Good or higher.

Features such as electric vehicle charging, energy-saving lighting, and well-insulated buildings will help reduce carbon emissions.

The plans also include green spaces and new planting to support wildlife and help manage rainwater naturally. Permeable paving will reduce surface water and improve drainage.
